The price of the accommodation includes the following: Electricity, linen, towels, hot water.


A 25% deposit is payable within 5 days of the reservation request, with full payment 4 weeks before arrival. Should the reservation be less than 4 weeks  from the request, the total will be due  at time of booking. We accept card, cheque, or cash.  There will also be a mandatory £100 security/breakages deposit taken on credit card when the balance is payable, this will be refunded following a satisfactory check-out inspection. Lost keys are chargeable at £15.

Cancellation and Insurance

Should you have to cancel the booking more than 4 weeks before arrival, a refund  will only be made  if we are able to re-let the accommodation for the period concerned. If unsuccessful, the 25% deposit paid will be forfeit. If successful, we will refund any monies paid less a £50 administration fee. Should you have to cancel the booking less than 4 weeks before arrival, all monies paid will be forfeit.

Non-availability of Accommodation

We would only cancel your holiday if your accommodation was unavailable for reasons beyond our control. We would however attempt to offer you alternative accommodation. If this was not possible, or unacceptable to you, then we would refund all monies paid by you for the holiday. Our liability would not extend beyond this refund.


While we are responsible for ensuring the cleaning of all accommodation between bookings, the apartment must still be left in a clean condition; in particular, the kitchen including all cutlery, crockery, pans, fridge, microwave, cooker and hob. Should anything not be up to a reasonable  standard (and therefore need more of our time for cleaning), then an amount will be deducted from the security deposit.

Arrival & Departure

Standard arrival times are between 3:00 p.m. and 8 p.m. each day.  Departure times are no later than 11:00 a.m. on the final day. These times can be flexible subject to prior arrangement. Please advise us of your approximate arrival time prior to your stay.


Sorry, we do not currently allow pets in this property.

Acceptance of Children

We welcome children of all ages.

Damages and Breakages

Please take care when staying in our property. You are responsible and liable for any breakages or damages, which you cause, to the accommodation or its contents. We ask that you report any incidents as they occur. All breakages must be reported to us and paid for. We will deduct from the security/damages deposit the cost of repair or making good the damage or breakage and we may make an additional charge of £10.00 if you did not report this.


We do not accept any liability for any; damage, loss or injury to any member of your party or any vehicles or possessions.  On arrival you will find a welcome pack, providing instructions for operating all equipment safely including the stove and trampoline. It is your responsibility to familiarise yourself with the operation and Health & Safety implications of all equipment before use. The individual or company booking is solely responsible for the whole party. Assignees and sub-tenants are prohibited. No more than the stated number may stay in each property. Breach of this rule will terminate the contract without recompense to the client.


Drumlin Lane is strictly NO SMOKING. If evidence of smoking within the premises is found, a £100 fee will be levied. Guests are welcome to smoke outside, under the leisure area canopy. Please be responsible in the disposal of your cigarette butts.


Parking is available on site


We reserve the right to terminate the visit of any person whose conduct is detrimental to the comfort of others, without recompense


We reserve the right to enter the property at any reasonable time.
